A development team led by Alejandro Chaberman has unveiled plans for a new office condominium building with ground-floor retail space in Hallandale Beach.
The proposal, filed with the city earlier this year by 400 W HBB LLC—managed by Chaberman along with Jonathan Eisenband, Asher Abadi, and Arie Abadi—will bring a mix of office and commercial space to a 1.54-acre site at 411 and 415 NW 1st St. and 23 NE 4th Ave.
The group acquired the vacant property for $8 million in 2024 and plans to rename its address to 400 W. Hallandale Beach Blvd.
The eight-story building, designed by Synalovski Romanik Saye, would feature nearly 120,000 square feet of office space, 14,500 square feet of retail, and 400 parking spaces, along with a sixth-floor amenity deck. Planned amenities include pickleball and padel courts, barbecue areas, a fitness space, cold plunge and sauna, and a conference room with a printing station.
Chaberman said the project will cater to small business owners and investors seeking ownership rather than leases, with fully furnished private suites starting at around 250 square feet and priced between $700 and $750 per square foot. That puts most units in the $200,000 to $300,000 range—well below local residential condo prices. Buyers will also have the option to combine suites into larger spaces.
The developer pointed to the recent sellout of Beacon Hallandale’s office condos as proof of strong demand in the area, particularly among entrepreneurs in Hallandale Beach and neighboring Aventura.
Chaberman, who has been active in Hallandale development for over a decade, said the project is currently under city review with no zoning changes requested. He hopes to secure approval by year’s end and launch sales within the next 60 to 75 days.
